Developing a multiplex in Toronto — FAQ

Can I build a fourplex in Toronto?

On most residential lots in Toronto you can now build up to four units as-of-right under the city’s multiplex (EHON) rules — no rezoning required, subject to standard zoning and building requirements. We run a free feasibility study so you know exactly what your lot can support before you commit.

Can I convert my house into a multiplex or apartments?

Often, yes. Many Toronto and GTA homes can be converted — or replaced — with a duplex, triplex, fourplex or small apartment building to generate rental income. We assess your property, zoning and structure, then model the numbers first.

How much does it cost to build a multiplex in Toronto?

It depends on the lot, unit count, design and finishes. As a rough guide, new multiplex construction typically runs about $325–$425 per square foot, while converting within an existing home can be less. How long does it take to build a multiplex in Toronto?

Typically: design 2–4 months, permits about 1–2 months, and construction roughly 8–12 months for a conversion or 12–24 months for a full new build. We give you a schedule up front and manage it end to end.

Does Toronto still charge development charges on a fourplex?

Toronto has been waiving development charges on multiplex conversions of up to four units — often tens of thousands of dollars in savings per project — and has relaxed parking requirements. Programs and rules change, so we confirm the current incentives that apply to your specific project.

Is parking required for a multiplex in Toronto?

Minimum parking requirements have been removed for multiplexes across much of Toronto, which makes many more lots financially viable. We confirm what applies to your address as part of the feasibility review.

Duplex vs triplex vs fourplex — which is right for my lot?

It comes down to your lot size, zoning, budget and the rents your neighbourhood commands. We model each option — units, cost and cashflow — so you can choose the one with the best return, not just the most units.

What kind of cashflow or return can a Toronto multiplex generate?

Can I also add a garden suite or laneway house?
