What is a multiplex?

A multiplex is a residential building with multiple self-contained units on a single lot — most commonly a duplex (2 units), triplex (3 units) or fourplex (4 units). For a homeowner or investor in Toronto, a multiplex is one of the most direct ways to turn a single property into several streams of rental income while building equity through new construction.

As of Toronto’s multiplex zoning changes, up to four units are permitted as-of-right on most residential lots — no rezoning required, subject to standard zoning and building requirements. That has made the fourplex one of the most compelling small-scale developments in the city.
